Proper Vinyl Composite Tile Stripping and Waxing

To do a floor properly requires stripping, sealing, waxing and plain good quality workmanship. The dark areas around the edges of darker floors are generally just plain wax buildup in most cases and can be eliminated by plain old-fashioned scraping. The same is the cause of yellowing and darker areas around edges, corners and doors on lighter floors.

VCT Floor Stripping and Waxing When a vinyl composite tile floor (VCT) starts looking dull and dingy it is time for VCT floor Stripping and Waxing. VCT needs to have multiple layers of wax to give a deep and durable shine. After heavy use and cleaning the layers of wax become imbedded with ground in dirt and detergent residue that make it very difficult to make the floor look clean even with heavy mopping. To restore a vinyl floor to a clean and shiny state the wax must be completely stripped from the VCT. When stripping VCT the wax will come off in layers so the floor will need to be stripped more than once. Before stripping the floor the area being serviced should be checked for stripper sensitive surfaces. Extra care needs to be used in these areas. Areas that may suffer damage are protected with plastic sheeting and blue delicate surface tape. Everything that can be removed is removed before stripping the floor. Stripper is applied to the floor using a mop and spread over the floor. The floor is completely saturated with a rinse free scrub free stripper. The stripper is given 10-20 minutes to soak in and breakdown the stripper before being scrubbed with a black pad under a 175rpm scrubber. This aggressive pad scrubs away the layers of wax that have been softened by the stripper. This creates a slurry of dissolved wax and stripper. This is pulled into a puddle with a squeegee and scooped up with a dust pan or sucked up with a squeegee vac. This process is repeated a minimum of two time and is repeated until all the wax has been stripped from the floor. Leftover old wax can turn a brownish yellow that looks really ugly under a shiny floor. The only way to correct left over old wax is to completely redo the job. It definitely pays to strip one time to many rather than one time too few. The hardest and most important part of thorough strip is the edges. Edges tend to build up more wax than the center of the floor because they get less wear and cleaning then the traffic areas. If the edges are not thoroughly scrapped and scrubbed they will leave a nasty yellow brown ring around your clean shiny floor. Again the only way to correct this is to completely re-service this floor. After the floor has been completely stripped of wax from edge to edge the floor is thoroughly cleaned and detailed. Any stubborn areas are scrapped and scrubbed with a maroon stripping pad and then re-cleaned with ammonia and water. When the floor is clean and dry it is ready to coat with wax. Two different types of wax are used when we set up a VCT floor. The first two coats are a water basedurethane reinforced floor wax that is very chemical and abrasion resistant. This provides a very tough base coat to protect the vinyl floor. The top four coats of wax are a 25% solids high performance wax. This builds up the layers that will be serviced between stripping and waxing. Putting down multiple thin coats of wax gives a beautiful bright shine. Each thin coat makes the surface smoother and more levelwhich gives that nice bright clean looking shine. Thin coats also helps prevent ugly clumps or pools of wax. Maintaining your VCT floor after it has been stripped and waxed will depend on the amount of traffic and the type of use it gets. The floor should be mopped regularly to keep dirt from being ground intothe VCT. A low Ph cleaner should be used as high Ph cleaners can break down the wax and degrade the
performance of the floor. After mopping with detergent the floor should be mopped with plain water to keep detergent residue from building up on the floor. The first service a stripped and waxed floor will get is a cleaning and high-speed spray buffing. The floor is first thoroughly mopped clean with an aggressive detergent. Then the floor is spray buffed with a high speed floor polisher. This uses a spray buff solution and the heat from the high speed polishing to smooth and strengthen the wax. Dirt is transferred from the floor to the spray buff floor pad. When spray buffing no longer restores the floor it is time to scrub down the surface of the wax and apply two fresh coats of wax. The floor is scrubbed with a stripping pad and an ammoniated detergent to remove the top two layers of wax. Thoroughly cleaned and rinsed. Then coated with two coats of fresh wax. A VCT floor that is properly set up and serviced should be able to last at least a year with moderate to heavy traffic. Ask about our maintenance plans.
